Our principals have collectively sourced, executed, and managed $610M+ in commercial real estate transactions across institutional platforms. We acquire industrial outdoor storage, infill distribution, Class B light industrial, and manufacturing facilities across the US Sunbelt—deploying capital where supply constraints and tenant demand create pricing inefficiencies and outsized returns.
We invest across the full risk spectrum—stabilized, sale-leasebacks, value-add, opportunistic, and development—in deal sizes and submarkets that institutional capital cannot efficiently access directly. We acquire assets individually and through pooled investment vehicles.

Nick Spearman founded Pinemont in August 2024 in Houston, focused on cash-flowing and value-add industrial assets across the US Sunbelt. Since inception, he has closed 10 transactions totaling $20.6M across Texas and Louisiana.
Prior to Pinemont, Nick served as Vice President at Pagewood, where he sourced, executed, and disposed of $200M+ in industrial and office investments across acquisition, development, and adaptive reuse strategies. Before Pagewood, he was Vice President at Belvoir Real Estate Group in Houston, where he was the firm’s top producer with $140M+ in completed transactions across multiple asset types and deal structures, including third-party acquisition and disposition of investment-grade assets and capitalization of principally owned properties.
Nick is a consistent winner of CoStar’s Power Broker Quarterly Deals award and was a 2021 RED News finalist for Houston Commercial Real Estate Broker of the Year. He holds a BBA in Finance from Texas Christian University, cum laude.
Daniel Alvarez joined Pinemont in 2025 as Principal, overseeing acquisitions, asset management, leasing, and new business development. Since joining, assets under management have grown more than 2.5x and the firm has expanded into four new markets across two states.
Prior to Pinemont, Daniel was Director of Acquisitions and Leasing at Storage Deluxe, where he sourced and closed 18 acquisitions totaling $250M across the continental US and led the national expansion of the UOVO brand. He also closed 100,000+ SF of retail and industrial lease transactions during his tenure. Earlier in his career, Daniel was an analyst at Deco Capital Group in Miami, where he was responsible for deal sourcing, underwriting, due diligence, and transaction execution.
Born in Argentina and having lived across five countries, Daniel splits his time between New York and Miami. He is an active member of YPO Americas Gateway. He holds a BBA in Entrepreneurial Management from Texas Christian University, magna cum laude, with a minor in Spanish.
Enrique “Rick” Diaz serves as Chief Financial Officer of Pinemont, overseeing financial reporting, fund accounting, capital markets coordination, and investor relations.
Prior to Pinemont, Rick held CFO and Controller roles at Madison Equities, Forest City Ratner Companies, and The Related Companies, where he was responsible for project accounting, financial reporting, and construction loan oversight across $4B+ in development projects in New York City — including landmark transactions such as Ridge Hill, Beekman Towers, and The Park Imperial. Earlier in his career, he served in senior finance roles across multiple real estate development and construction platforms.
Rick holds a BA in Accountancy from Bernard M. Baruch College and is fluent in Spanish.
